Tulum · Quintana Roo
The busiest building zone in Tulum — and where most of our listings are.
La Veleta sits south-west of the town center, on the beach side of the highway, just west of Aldea Zama and much closer to the jungle. It has been the center of Tulum construction for years, which is why it has the widest choice, the widest price range, and the widest quality range.
Here is what our own asking prices say today. Price per square meter is the fairest way to compare one neighborhood with another, because it strips out how big the unit is.
| Neighborhood | For sale | Asking price | Typical price per m² |
|---|---|---|---|
| Aldea Zama | 4 | $130,000–$490,000 USD | $2,286 USD/m² |
| La Veleta | 12 | $50,000–$425,000 USD | $1,979 USD/m² |
| Region 15 | 3 | $88,500–$521,058 USD | $1,687 USD/m² |
Apartments only — condos, studios and penthouses — so the comparison is like for like; land, villas and commercial buildings are left out. These are our own listings on October 24, 2026 and our asking prices, not sold prices and not the whole market.
Across Tulum, apartment asking prices are about 2% below early 2025 — up about 9% in La Veleta and 6% in Region 15, almost unchanged in Aldea Zama, and down 11–12% or more in some smaller pockets. These are asking prices, not sale prices.

So the honest answer is that the building decides this more than the neighborhood does: its HOA fee, how much of the building is behind on paying it, and how many near-identical units compete with yours. We will tell you that building by building, before you commit.
La Veleta is also where Tulum's condo oversupply is most visible. Some streets are still dirt, some buildings finished years ago and are still half empty, and generic one-bedroom units here are the hardest thing in Tulum to rent or resell. The good buildings in La Veleta are genuinely good. The average one is not, and the difference is worth paying an agent to know.
In Tulum the building matters more than the neighborhood — more than most buyers expect, and more than it did five years ago. Ask us these four things about any unit here and we will answer all of them:
